Tenant Link established originally by ex-students in 1994

Tenant Link was established originally by ex-students who recognised the need for an agency with a more student friendly approach to letting property. We pride ourselves on being the first letting agency in Southampton designed for students by ex-students.
With a portfolio of hundreds of properties we offer the most extensive range of quality student property in the region. We offer quality student accommodation in all areas of Southampton therefore catering for all establishments of Higher Education in the City.

Many of our staff have studied at University in Southampton and have first hand knowledge and experience of letting student property; therefore we can offer extensive advice and guidance to tenants and landlords alike.
Students can feel assured that we are in touch with their wants and needs and are always on hand to offer our expert advice. In nearly two decades we have successfully matched thousands of students to their ideal properties in all areas of Southampton. With our wealth of experience in Student lettings we offer a premier service to students across the South.

Found both my student properties via Tenant Link I would say never use anyone else.

When to Start Looking? What are the costs? What are my responsibility's?What if i have a problem?
Our student list is released around the beginning of November for the following July’s available student properties; therefore November is the ideal time to start looking for student properties. Generally we do have properties being added throughout the year but this is not always guaranteed.
If you find a property you wish to let you will be required to pay £100.00 +VAT (administration fees) per person and a £40.00 +VAT contract charge (per tenancy). The deposit for a student property is one and a half months rent (some landlords may require a higher deposit). To hold a property each tenant will have to pay £100.00, which will be taken off of the remaining balance. The property will then be held for 14 days which is when another £100 from the balance is due and all forms (Referencing and Guarantor Forms) are to be returned. The remaining balance will be due after another 14 days,(deposit, contract fee, VAT) therefore the process from start to finish is 28 days long unless the move in date is more immediate. All students will require a guarantor (someone residing in the UK, owns own property and is in employment). If you do not have a guarantor you will be expected to pay six months rent in advance in addition to the fees.
As a tenant, first and foremost, you will be expected to pay your rent on time. You will also be expected to conduct yourself in an appropriate manner throughout the tenancy and to adhere to the terms and conditions details within your tenancy agreement. You will be required to pay all the utility bills at the property including TV licence, Internet and telephone.
At Tenant Link we offer different services to Landlords. Some properties we manage and for these properties if there were any issues or maintenance requirements we would deal with them. For our let only serviced properties these issues and problems would be dealt with directly with the landlord. We will be able to confirm for you which service your property comes under.leo.
